• Value Added Tax (VAT):
For newly built residential properties, a VAT of 24% applies to the contractually stated value. (UNTIL THE END OF 2025, THERE IS AN EXEMPTION FROM THE 24% VAT.)
• Property Transfer Tax:
For all other properties, the property transfer tax is 3% of the contractually stated value.
• Notary Fees:
The notary fee is 1.1% of the contractually stated value.
• Land Registry:
The registration fee is 0.475% of the purchase price plus VAT.
• Broker’s Fee:
o For properties with a sale price under €100,000, the fee is €2,000 plus the applicable VAT.
o For properties with a sale price over €100,000, the fee is 2% of the sale price plus the applicable VAT.
o For new construction projects by our company, the broker’s fee does not apply.
